McLaren Construction has been appointed to transform Heathrow\u2019s Eastern Business Park into a 1.6\u2011hectare compact logistics estate of 32 units, using factory\u2011led steel and precast solutions, rooftop PV and trials of lower\u2011carbon concrete to speed delivery and reduce embodied carbon ahead of a summer 2026 handover.<\/p>\n<\/div>\n
McLaren Construction has been appointed by Heathrow Airport to redevelop the Eastern Business Park into a compact logistics estate, the contractor announced. The 1.6\u2011hectare scheme will deliver four warehouse buildings split into 32 self\u2011contained units, each designed with ground\u2011floor footprints of about 200\u2013400 square metres and scope for full mezzanine fit\u2011outs. According to the original announcement, the scheme is intended to serve small and medium\u2011sized businesses that support airport operations and is due for completion in summer 2026.<\/p>\n
Sustainability is being positioned at the heart of the brief: the buildings are targeting a BREEAM Excellent rating and form part of Heathrow\u2019s wider programme of \u201cspotlight projects\u201d that are trialling lower\u2011carbon materials. Heathrow has separately described a targeted pilot to test novel, lower\u2011carbon concrete mixes in airport infrastructure \u2014 a collaboration with industry partners including Ecocem, Cemex and the University of Surrey \u2014 intended to cut embodied carbon in concrete by roughly half compared with conventional mixes and to inform future procurement choices.<\/p>\n
To reduce onsite activity and speed delivery within the operational constraints of an active airport, McLaren says it will adopt a heavily offsite\u2011led construction approach. Steel frames will be pre\u2011assembled in factory conditions, disassembled for transport and re\u2011erected on site; roof panels will be delivered in continuous 16\u2011metre sections, pre\u2011fitted with edge trims, gutters and solar arrays; and cross\u2011laminated timber roof sections will be used where specified. Subcontractors announced to support that approach include a structural steelwork contractor with large factory capacity, whose facilities allow preassembly and quality control ahead of site erection \u2014 capabilities McLaren says are essential for a constrained programme.<\/p>\n
The project will also integrate rooftop photovoltaics. McLaren\u2019s announcement states the PV arrays are expected to export more than 700kWh of electricity annually back into Heathrow\u2019s energy supply. The installer named on the project has an established partnership history with McLaren and a portfolio that includes megawatt\u2011scale commercial arrays, underscoring the contractor\u2019s stated aim of combining on\u2011site generation with broader airport energy needs.<\/p>\n
Offsite precast solutions will play a further role in reducing time spent on wet trades and limiting disruption around sensitive below\u2011ground services. The precast manufacturer engaged on the contract highlights how factory\u2011produced components arrive fully cured and ready for installation, shortening sequences on site \u2014 an advantage when working adjacent to live power, drainage and potable water infrastructure that must be protected throughout the build.<\/p>\n
The estate has been designed around operational realities. Units will benefit from direct access off Eastern Perimeter Road adjacent to Control Post 12, reflecting the site\u2019s place within Heathrow\u2019s secure perimeter. Height controls \u2014 9 metres at the western boundary rising to 13.5 metres at the eastern end \u2014 have been imposed to meet obstacle\u2011limitation requirements for aircraft safety, and McLaren says it has developed a bespoke methodology to deliver to those limits without resorting to night\u2011time working.<\/p>\n
Speaking in McLaren\u2019s announcement, David Gavin, the company\u2019s managing director for industrial and logistics, said the scheme \u201cdemonstrated the evolution of industrial development at Heathrow and the growing demand for high\u2011specification, sustainable airport infrastructure.\u201d The contractor listed a number of specialist subcontractors assigned to the job and reiterated the summer 2026 completion target.<\/p>\n
The project illustrates broader shifts in airport and logistics construction: trialling lower\u2011carbon binders and using more offsite manufacture are intended to lower embodied carbon and compress programmes in live operational settings. That said, the headline figure for annual PV export reported in the announcement appears modest when compared with the scale of arrays typically described by the installer in other schemes, suggesting the solar provision is being sized to meet local operational loads rather than to deliver large\u2011scale generation \u2014 an inference supported by the installer\u2019s wider portfolio. Heathrow\u2019s concrete trials, if they achieve the reductions claimed, could be influential in shifting specification across future airport and infrastructure procurement.<\/p>\n
